How did you come up with the ARV? Do you have comps that support that listing price?

It may a good idea to state specifically what you are looking to do. Buy and hold, flips, notes etc. What specifically you are bringing to the JV. Once you have that dialed in I would look to network at local meet ups and REIA's to find someone that may be a good fit for a partnership.

I would suggest to listenting them all.  Some are more niche specific but I can usually find nuggets in each podcast.  What I get more than anything from the podcast is motivation.  Each and every person being interviewed started right where you are at, the begining.  Hearing how they got started and succeeded gives me the drive and belief that I can do it for myself as well.  The biggest take away is that they have all struggled and made mistakes along the way but persevered.

@Viki Knowles  I would try and find out as much info on the property as possible before making the call.     Know what the comps are to get a sense of what the property is worth.  Find out what the tenant is paying compared to what the market rents are.  Find out the age of the home and what repairs have done or will need to be done to get a sense of what expenses will be.  The more info you know, the better your barging position will be.

well theoretically you should alreday have a signed contract with the homeowner with an assigment clause.  Then it would just be as simple as assinging the contract to the buyer and collect your wholesale fee at the closing.
