Thank you for the reply, Joshua. I appreciate your time and this input. Very helpful! I like the idea of pooled rotation to keep the PM attentive. Also appreciate the monitoring advice concerning security deposits. I'm going to put this on a list of leading indicators/warning signs to keep an eye on. Thank you for sharing!

Thank you Joshua. I appreciate the input. I like the idea of starting small and working up from there. I do have questions for you. I have full-time work as a CRE underwriter for a regional bank. I am trying to figure out how to find local property managers that would take on the small properties you recommend I try. At my work, the developers I see all use large property managers which wouldn't be interested in small projects (and I wouldn't want to work with them anyway given the conflict). So what is the best way to source qualified local help with these skills.

How does one find "quality" equity investors for class B or C small multi-family real estate?
