1) Go with your gut. You already know your answer. 2) Our first tenants 10 years ago had the same kind of driving record (but we didn't know because he hadn't checked). Fast forward a few months, and the police kicked down our front door in a drug raid. Apparently, when the police are "watching" you waiting for enough evidence, they pull you over for something stupid every week, or at least that's what the officer told us when they called to tell us about the raid after the fact.

Hi Alex -- we're interested. We're in Loudoun County, VA. Been Bigger Pockets Members for the past 3 years. We're a husband/wife team with 5 kids ages 2-10. Last year was our first really active year investing and we bought 4 duplexes. So far this year, we've bought 1 more duplex and 2 SFH to flip. Should close on selling our first flip next week! We'd be happy to participate. We love the BP Community and learned nearly everything we know through BP.

Looking for some leverage to deal w/ a hostile neighbor on a flip I'm trying to sell. Hostile neighbor has an HOA lien. How do I go about buying that? Thanks!

There are some places in Long Island with cheaper housing options (Riverhead, Flanders). They do have high property taxes and flooding could be a concern in some areas. But I think there are deals out there. I live in VA now, but my family is in that area and I do keep an eye out there.
