@Don Spafford, I never did.  I just couldn't get any good information on them and I found typos and stuff in their materials and just didn't give me a good feeling.  I would still be open to it.

Northshore in the Mandeville area is tough because there is so much nice new stuff coming online.  I have a 4 plex over there that I bought in 2016 that I used to get $1000/door.  I am now down to $900 -$950 and still have a vacancy every year or so.  To compare, I have places on the south shore that are not nearly as nice as my Mandeville 4 plex that are NEVER vacant and pay similar rent.

Not really, just trying to make connections and network and learn more about that market. I live elsewhere, but I would love to get into some small multifamily up there that I could hold somewhat passively.  If you guys are ever looking to partner or just chat with others about the area, that's really what I was angling towards.

I have been looking to invest in T-town.  Do you guys own anything else up there?

Yes sir.  Investment, single family, in personal name, 80/20, 30 yr fixed.

closed on an SFR with 4.75 last month and I have one right now quoting me 4.375. Those are both 80/20 30 year conventional fixed with excellent credit score.

@Richard Henry Side note, I live in New Orleans these days, but I have been wanting to get involved in Tuscaloosa market.  If you are aware of any opportunities for long-distance collaboration, keep me in mind.  I am up there a bunch of times per year.
