I got a lot of great feedback off the house. It was under contract in 8 days from what I remember. I love the way painted brick looks.

I think it can be a great choice. I did it to a small 2-1 ranch this past winter as there were about 6 houses in a row that were all red brick small ranches and wanted this one to stand out a bit. I painted it a nice light grey with black shudders and white trim. I am considering it on a larger brick home I am doing right now. The home has settled a bit and I've had a mason point up the brick best he can but the grout lines are a bit off.

Paul Pearl These are different houses but same neighborhood. Those other ones could be deals but just overpriced and they won't budge! This was a private sale. Your profile says a broker in Charlotte? Maybe we can do lunch some time and see if we can help each other out.

So I just got two houses next door to each other under contract yesterday. Thing is they sit about 500 feet or so from a busy 6 lane highway with steady traffic. From inside the come you can't hear a thing but outside there is the hum of cars going by. Both these homes are about a mile from center city uptown Charlotte so they are very desirable.

I know a common solution is trees and bushes. Anybody have specific shrub recommendations? The lots are 200 feet deep with small front yards so there is plenty of room in the back yard. There is no fence right now and we are putting one in so that could help a bit.

So you're starting 12.5k in the hole...this is money you could use for marketing campaigns, payments to a lender for a rehab etc. I'd say keep the entities separate and if a deal comes along you guys can joint venture on it.

First you need to figure out what the rehab costs will be. From there you figure out your purchase price. Short sales can take a long time to close so be aware it could be a long time if you get under contract. Check out the 70% rule on here...235 sales price would mean all in at 165.

Are these the package of properties off N Graham? If I remember the cap rate is a bit high and that area of town is pretty rough. They have been on the market for a while.
