Yea, those were some real high/low years. The 90's were the great years of the franchise and when the year 200 hit this team just went south.

Bills fan here...looking at a solid 7-9 season coming up which is par for the course for the last decade. Haven't made the playoffs since I was a freshman in high school...we aren't lucky enough to be so bad that we get Luck or Barkley.

the numbers look pretty good...if your under 210k on the whole project you are at about 68% arv which is a deal. It's a huge risk to take on with that amount of money but the numbers make sense.

I thought meth was cooked in winnegbagos in the middle of the desert or basements of commercial factories? I kid...I can't believe the neighbors didn't smell the toxic gases that come off those labs. Thank goodness he didn't blow the place up and start a fire cause you could only imagine.

well, if you end up losing x amount of dollars on your first deal you may be out of the business for good or decide that you need to get that money back and take an even bigger risk. I was of the same mindset about a year ago...ready to flip houses. I was looking at all the wrong houses in the wrong neighborhoods and had the wrong agent. Finally, I decided to become a private lender to a local company and completed four deals(3rd closes next friday and 4th just went on a market monday) this year. This is how I am learning the business and making a nice percentage on my cash as well. I have partnered up with another local investor and we closed on a house about a month ago and am learning a ton from him. Think long term.

No, the local rehabber who has the deal and you would fund the deal. You would hold the mortgage on the property while it is being rehabbed and paid back after its sold. Have an attorney take care of the loan docs to make sure your protected.

well, search this site and learn as much as you can. Flipping and rentals are two totally different strategies for your real estate business. It just depends on what your short term and long term goals are. Using the profits from the flips to put into the rentals is what my strategy is. Where are you located?
