I haven't yet used them, but I've looked into CallFire and it appears to be a good choice. $1/local number and $2/toll-free number plus $0.05 per minute used. I have a free Google Voice local number for now. You can have it forward to your cell or get text notification of new voicemails. It's a pretty robust solution considering it costs nothing. As I am just starting out, so free fits perfectly into my budget :)

Thanks for the education. This is a fantastic thread. I subscribe to the modeling theory and strive to do, be and learn from those that are achieving success. That said, could you share some of the deals you passed on and wholesaled? I didn't want to sign up for your buyers list and "muddy" up your list(At least not without asking first)

Can you share of the 27 deals you've done, how many were wholesales and how many were flips. And, what was the deciding factor on which avenue to chose?

I saw this one in MLS also. While I'm completely green in the REI world, I'm of the same mind as Brendan. May want to determine if there really is upside in the market rent also(I tend to say there isn't - not immediately anyway)
