I also have a good CPA who is very knowledgable about real estate.  He is not inexpensive, probably normal bay area prices.  Alan Watters in SF.

Hi Bigger Pockets,

We are about to purchase our first rental property, and are trying to decide how much to put down.  We can put down 40% and cashflow monthly, or we can put down the minimum of 25% and break even monthly.  We anticipate that we can raise rents in the future as we are in the Bay Area and are buying in a very desirable area.

Is there a benefit to either?  This property is mostly an appreciation play, as we live in a high cost, high appreciation area.

We are considering a property with two commercial spaces and two 1/1 apartments. The realtor just told me we need 50% down. Has anyone experienced this and are there any other options? Also related to this property - what are some of the businesses you would market to for higher rents? Right now these are both showrooms and the rent is low. We own one dentists office and get really good rent on that but the space does not lend itself to medical offices. Thank you!

J. Martin I see you mention SF meet ups here - I realize the post is from a year ago but am wondering if they are still happening. I see the two day meet up end of August but will be out of town for that. Thanks in advance for the info!
