What are the typical questions you first ask when reaching out to an owner of a multi-family property to find out if they would like to sell and the condition of a property???

@Stephen Homes I would check with your state, but in Massachusetts that is illegal.

If you have the phone number, there is no harm in calling them and letting them know you are a local investor looking for property in the area and wondered if might consider getting an offer on their property.

You are right. It may or may not help, but if there is an issue, you may want to get ahead of it and know before a buyer finds it. As with anything it is a selling tool that may make sense for some people.

Something you may not have considered when listing  your home is doing a pre-inspection. Sure, it may cost you a few hundred dollars upfront, but it could save you thousands in the negotiating process. If a buyers inspector shows something on the report, chances are likely they will try to shave a fair chunk off the offer price. If you find an issue pre-listing, you can either have it repaired at a cost you are comfortable with or you can disclose it and make it known ahead of time in the listing and account for it in the listing price. This way you are in control.

@Kel S I would think most renters would want to dishwasher, but that’s just my opinion. I know I wouldn’t live in a house without a dishwasher. Plus, they say a dishwasher cuts down on the water usage. So if you have to pay for water it would be to your advantage. I would just suggest an energy efficient model.
