Post: Best STR Data..still airDNA?

Hey all,

I have owned STRs for awhile and haven't bought anything new for a few years. Now looking to buy again but having trouble getting accurate data. I have used airDNA and Rabbu, but those numbers are pretty different from each other. I am also buying in an area where a lot of people list their local homes, so I feel as though occupancy rates probably aren't super accurate. This area is near a University with a huge football scene so weekends during football season get a premium, graduation, etc.

Any advice on the best sites that have shown to be the most accurate would be great. Thanks so much!

Hey all,

I have a short term rental that sleeps 6 people and has a small courtyard with a fence. I was thinking of purchasing a hot tub...I called local companies and can get a 220v hot tub for around 6500, or could order a "plug and play" online that is 110v. I like the smaller plug and play option but wondering if anyone has one and how their electric bill has been? Our area is very seasonal so I am always hesitant to spend too much money since it's not booked year round. Thank you!

 @Carrie Matuga we are undecided. Likely a mixture. Would like to see how our airBNB rooms do once we update and take over. For first year definitely a mix because there are signed leases in half of the units.

@Jacob Sherman they are approx 325 sq ft each.

@AJ ExnerCurrently each has a bathroom, but we would like to add small kitchen areas when we redo the bathrooms. Planning on re-doing each unit as the Medium term people leave..::

Hi all.

Looking at a 10 unit motel style building. Current owner does do a MTR style rental there with leases. Two rooms are on airBNB. has a solid rent history. There is a large single family home with a MTM tenant but would be converted to airBNB. Does anyone finance this style of property? Need DSCR.

Hi Christyn. I am in the same boat when it comes to wracking my brain about a purchase in State College. I went to Penn State and attend every home football game. We have a family home in State College we do not rent. Would love to own a STR but it won't work in the Borough I don't believe. They are ridiculous with their regulations. Surrounding areas aren't solid on their ordinances yet I don't believe, so could change at anytime. I haven't sat down and called surrounding townships to ask, but maybe that's your best bet. When I have some spare time, it's in my to do list.

I had terms with my previous lender...no seasoning period and 80% LTV for multi families (2-4 units). I know it can be done, so just asking around. Thanks.
