But that rate is not what you pay for the loan. Your cost of capital is much higher since that is the rate paid to investors on the platform. You will need to pay points and due diligence fees.

 A felony can be state. It does not need to be federal law. I just wanted to clear that up. For example, grand theft auto is not a federal crime unless you cross state line, it is a state felony. Same with drug laws.

HI! I am a crowdfunding lawyer and I also put my money where my mouth is. I have invested in a bunch of RE crowdfunding sites. My favorites are Crowdstreet and Fundrise. I would check those sites out. You don't have to be an accredited investor on Fundrise.
