Hi @Seung Oh,

One great way to get started as an investor is with much lower cost property types, where you can quickly double your money.

We buy and resell a ton of land in California. Here is an example of a typical deal for us: 

Kern County, CA 084-230-05-00, 40 acres rural vacant land

Total Purchase price (with escrow fees) $9,493.00

Approx marketing costs (photographer and few paid social media ads) $500

Sold price $29,000

PROFIT $19,000

On the buy side and the sell side it was just me and the customer. No agent commissions and simple, all cash transactions. 

Property sold in weeks and I never visited it in person. Easy to repeat, even do that weekly, and THEN when you have a few hundred thousand dollars in the bank you have more options. 

You can do this all over the country, never leave your home office, and easy to work around any schedule.

Great advise here. We were ALL in your shoes at one time...

I would learn and read and follow and find someone that you connect with and can hopefully watch them complete a few deals, start to finish. That will show you the way.

As far as $ goes, that's the easy part. If you find a good deal, someone (me included) will fund it. I'm sure every investor agrees that no good deal should go to waste. I fund 100% of house/land deals and split the profit. Everybody wins.

I do not personally have any deals in TN now, but I have associates using this concept on infill lots in TN. (They buy like I do and resell the lots to builders.)
