yes I plan on going thru a title company if possible. its just the sellers name on the loan. I don't plan on getting a loan unless absolutely necessary I would just leave the loan as is and make the payments.

I don't have a problem paying titling fees on such a good deal. do I have all of my paperwork notorized before I go to title company or do I just go to title company with my signed forms, and do I take the seller to title company with me and we do it all there ...never done this before don't know the title process..

 thanks I thought so...jus gotta figure out how to close it...set to go under contrac Thursday I got all the forms I need cya, poa, warranty deed ect.  jus need to know where to go after signing

im will aquire the prop sub2 and I will hold it as a rental

Details:

5br 2b 2500 sqft SFR

comps: 5 sold in 2014 between 80 and 100k all with in 4 blocks of subject prop

active : 3 on market less that 60days between 70 and 120k all within 4 blocks of subject

seller has a refi loan 42k balance 6% rate current...p.I. payment $425

prop tax 1400 per year current

40 to 60k equity..seller only wants loan balance jus wants out

house needs updates to sell full retail for market value but will rent immediately after minor cleanup...1k max in paint and repairs

rent in area 800 to 1200

I already have a renter lined up for 850 a month

HOME RUN?....I thinks so

Hi guys I recently found a motivated seller and after evaluating the prop it looks like a home run...my strategy is subject to & buy and hold...so my question is after all the negotiations I get the contract signed and all the other paperwork needed to complete the deal...Now what?

do I go to a title company with the signed papers and just give it to them?....

can they notorize the forms or do I get them done before hand?...

will I need to take the seller to the title co. with me?

any help with the process, any info anyone could give me would be greatly appreciated
