Hi Mike,

I've heard of people using that Click2Mail.com service for targeting a particular zip code. How did you go about getting the correct address or correct name on the letters?  I have not done any mailing yet and just wanted get some pointers. Thanks.

George

Greetings,

Does anyone have any information on putting up bandit signs out in Stockton, CA?  I've contacted city ordinance and was told it was okay to put them up for 10 days.

I just wanted to see if any BP members have actually gone out and have posted bandit signs out in Stockton or have encountered any problems, just wanted to double to be on the safe side. Thank you.

I wanted to ask about the initial meeting of the wholesaler and seller and the offer I make on a house.  So, I do my marketing then a motivated seller calls me to see the house the following day.

If it's a 3 bedroom and I conduct a house inspection, how do I know the value of the house or the price I should negotiate?

My other question is, do I actually do the inspection?  I am thinking it's the certified inspector who would do an inspection.  I've heard of people putting a provision on a seller's document that it is subject to inspection.  Any help would be appreciated, I will be marketing this week.

Thank you.

Hi Anne,

Back in 2012  the city of Stockton did file for a chapter 11.  Do you know if that could be a major road block with being a wholesaler? I realize I've got more research ahead of me. I am planning to prospect the market within a 2 hour distance from Stockton,  talk to you soon.

George

Jim,

Thank you for this great info and advice you've provided.  My apology I've had to repost because I typed $10 vice $100 on that earnest deposit.  I've  just created my account today and I am glad I've got the professionals on my side.

Jim I am glad you had mentioned to be up front from the beginning with these transactions.

Respectfully,

George
