Has anyone on here ever specialize in subject to? Would it be a good strategy to take over mortgages of overs instead of owner to finance? Also when/If you specialized in this way of buying real estate for long term, what was your way of sourcing leads? I thought of making the yellow letters for people and just taking over mortgages, but it seems like a old and ineffective method for my market. Thanks. ☺️🙏

With the secret of tax sales and tax overages, the number of bidders going up, is there still any good deals for as cheap as they used to go for? What works best? If I am a college student with a job and living at home. How can I set myself free from corporate slavery? Thanks ☺️🙏

I am looking at investing in delinquent properties, I hear there are TONS of ways to get leads. I am struggling to determine weather or not it's worth me pulling a list from the county and then sifting through every single property. Do people do this and is this a an effective way for finding leads?

The. Richest man in babylon is great, my brother who just graduated highschool listens to it in his sleep. And he was looking at buying his first car, now hes starting a business with the money. Its one of those books you read for the rest of your life. Its like a money bible, it can only be utilized if the advice it gives you matches your current situation.  This is a manuscript and a bunch of sacred mantras. Check out Phil Pustejovsky, huge authority in this game.

I am a young wholesaler, I went with a partner of mine to look at a home in a historic neighborhood. We noticed the windows were not the right size, then the agent mentioned wood must stay on the pane. I questioned the statement, and he replied there are rules ro historic neighborhood renovations. These are laws but I can't seem to find these laws, I will be taking on my first rehab and would like to know if anyone knows were to go to find this info.

All of my mentors would tell me to qualify buyers but has never told me how to do that because they wanted to sell their program. Has anyone ever qualified any buyers and the deal go through? If so what nethod did you use?

I'm just getting started in whole waking and I am making assigmenmts for all the parties and wondered if the contracts should be seen or stamped or signed by an official or autorney or entity of some sort. the deal is in kansas city, mo but if anyone from any were can has any idea how this process works that would be great knowledge to. thanks

i recently took up a certification program to be a hard money broker offer commercial finance solutions with them. can't find them anywhere on Google or BBB, just advisors on social media

@john Matthews anything legal really, and just Google those names I don't know the website off the top of my head. one of them were featured on shark tank but didn't get a deal
