Many of us having the same problem, you are not the only one , believe me.

The HOA cost is average, the insurance must be about $ 50 per month, mortgage not bad, rent estimate average, and if you think taxes are high , come chec Nj, where i live, its my opinion and i own one condo in West palm , so i have some experience.

Hi, what companies you recomend to invest right now, and what platform you use?( i know there is always risk) Thanks for any advice.

Due to holiday ,money was not deposited in account by his (her) company, then comes weekend, no answer and you get one week o month past due, and they get behind more and more, and at end of contract, they ask : why are you charging me these extra weeks ( months) lol. very common.

Get a lawyer, i lost 8 thousand dollars, and the title company insisted lawyer was not necesary, yeah right. The seller was foreign and there are law taxes and adendas and addendums in contracts, plus deadlines to follow, and i lost my earnest money .Pay a lawyer , o you will regret.

In the world of bussines, people is looking for a profit, not your interests , its a jungle out there; Tough reality but very true.

Trouble arises in any kind of investment, you are doing good and probably getting some profit, otherwise you wouldnt be buying another property to add , to list of headaches you already have. IF becoming millionare and having great body were easy , everybody would drive a ferrari and would be an sport ilustrated model.

Hello Andres, id say invest only if you can travel at least once a year , if you have somebody that really trust. For my experience you make some profit if buy from the builders before proyect is finished, and you have between 1 year and 2 to pay for the property. The rent in Colombia is not like the best deal for your money , but rate exchange is very good now, and properties dont go up  a lot, but almost never loose value, and i have certain knowledge since i have property in pereira , cartago and here in Palm Beach, Usa.  I think right now, the numbers are not very attractive in any market, due to high prices you pay ,compare to  the rent you receive.

i have several properties in Colombia, if its 120 millones ( property price) and rent is,$233 us dllars monthly , thats average in every city. If instead you paid 120 k dllars , and rent is $233 dllrs a  month only, something is wrong. 

And even like that you are still optimistic on the mortgage apr, (4.50%) IS closer to reality, the rest of your post is accurate, and still add money to posible vacant, fixing staff plus tenant missing payments and evictions.
