As a new resident of the San Diego area, I appreciated all of this valuable insight into the local market. To make sure I am receiving the information clearly, are you saying to not mind the cranes and construction sites because of the environmental variation?

@Ivan Barratt Baseball is a very simple game, but far from easy...

I'm definitely going to metaphorically "get my hacks off". One thing I have never been afraid of was putting in the work and paying my dues. 

I've actually spent some time out your neck of the woods. Used to stay in Terre Haute with a host family for summer baseball. Summer time on the Wabash... good memories.

I love your business structure and the vertical integration of in-house property management. How I envision my company some years down the road. If you are ever in the LA/OC area, or I am back out in the Midwest, I would love to take you out to grab a bite or a drink and dig deeper on your story/ analyze a few deals together.

@Vera Herlihy Definitely looking forward to crossing paths with you at a meet up in the near future. I definitely see a lot of opportunity out of state as well. At the same time, I know that many people under estimate the difficulty of long distance investing, especially as beginning investors. 

What has your experience been with the property in Pittsburgh? What have been some of your greatest challenges and what have you experienced to be less difficult than you had conceived in your mind before taking action?

SoCal can be a tough nut to crack for newbies.

A couple years ago I mailed out lots of letters to homeowners across LA County with no luck.

Then I tried rural Kern County and got a deal from a distressed homeowner in California City.

The margins were not as large as they would've been in LA or OC, but I was able to rent it out for 2 years before fixing it up and selling it for a decent gain.

Also, have you considered an owner-occupied small multifamily for your first deal?

You only need to put 3.5% down, so cashwise it won't get in the way of other real estate goals you may have.

My first deal was a 4-unit up I bought withFHA3.5% in Santa Clarita.

I lived for free (as opposed to paying rent) + enjoyed cash flow + built equity. It was a great investment (and still is).

I love the idea of house-hacking with an FHA loan (shameless plug to BP superstar @Scott Trench on Set for Life), my gut just says that the Long Beach area is not long term for me. And if the property doesn't stay my primary residence, the last thing i would want to commit is mortgage fraud!

@Shiloh Lundahl Thank you for the recommendation. I have been looking in the networking section of the site as well as meetup.com . My question was more along the lines of specifics and preferences. Which have been the most valuable for you and why?
