Thanks! I would never do a roof myself lol. I’m not crazy, but I do want learn some terminology so I can get a general understanding of what needs to be done.

Well, that’s why I’m wondering if they could be in my short term loan strategy and then pay it off with a cash-out refinance. I’m wondering if anyone has done that or something similar on a deal before.

Oh no, I would never close without knowing everything about the house!! I did my due diligence three times over drawing from my experience and learning from the BP community. And, I negotiated those costs in the price and got estimates before closing.

Actually getting the work done is still shocking me though. I appreciate the advice; definitely, will be shopping around before deciding on a company.

The kitchen is in pretty good shape. Really just needs a paint job and flooring. I’ll definitely be watching a lot of YouTube videos on roofing. Thanks a lot!

Hi BP community!

I closed on my first deal in an upcoming neighborhood and historic district. I bought the property and negotiated some repairs in the purchase price. The gutters will need to be completely replaced and roof is on its last leg; this is the biggest expense that’s giving me a heart attack! I tried to prepare and I knew what I was getting into but whew!

Anyways, a part from that I will need to refinish some floors, update cabinets and appliances in kitchen, and remodel a bathroom. I plan on using as for all the other repairs and house hacking in this SFH.

I'm nervous about the ARV and how to finance this roof. What do you recommend roof financing through the roofing company then refinance? HELOC? Any tips on getting the gutters and roof done is much appreciated!

Hi all, I closed on my first deal last week, a SFH. I'm hoping to make some cosmetic changes then house hack for a year. My question is should I consider having more than general home insurance? Should I have an umbrella policy and for how much? My goal is to protect from myself and family from liabilities and mitigate risks. Thanks for any tips!
