Looking for bad credit HELOC to do some renovations for STR or LTR rental income. No income currently as I resigned my job as an educator. I already house hack but I have a large waterfront property needing renovations to start earning more.

Looking to take out a HELOC to renovate an old barn to STR with waterfront views in rural NJ. I'll have to hook it up to the septic system and add repair flooring. Is STR lucrative in Hunterdon County NJ? Willing to change to LTR if STR demand is low.
