Hey guys!

Im sure this is posted in other places as well, so if there is anywhere I need to look in particular, or you think would be helpful, please point me in the right direction!

I recently went driving for dollars/looking for homes in neighborhoods that I am familiar with. Many need a lot of work, and are in areas that have suffered from urban decay. With that being said, I have a list of approximately 30 homes or so, some of which had for sale by owner listings. 

At this point, I am a baby in the real estate game, and need a little direction on where to go from  here. I looked up a lot of the homes with the city assessors and many of them have owners who do not live at the address, out of town, etc. 

My question is, do I need to start to contact them first? I do not have a buyers list, so I am concerned about doing this without having someone to sell to. I am thinking of mailing them directly and stating that I would be interested in potentially acquiring the home.

Any help would be greatly appreciated!

Hey Guys! 

I have a question (excuse me if this is elsewhere on the site, I could not find anything), when wholesaling, is it better to do so in a buyers or sellers market? The reason I ask is because I was reviewing a report with local zip codes that are classified as buyers or sellers markets. What is the best, or preferred kind of market for a wholesaler?

Hey Guys!

Glad to be here! My name is Jonathan, and I am from the St. Louis area. I am new to real estate investing but I have been interested for quite some time now. I just turned 30, and have been working as a broker in the financial industry for the past 5-6 years; however, I actually double majored in Entrepreneurship/Marketing and have always wanted my own business. I have decided to go back to school to get an MBA in Finance, to learn more about finances in general and supplement my career choice, but I ultimately just want to build wealth and financial freedom. I believe Real Estate investing is the best vehicle for me. 

I have been educating myself on real estate topics/investing/wealth building, and I believe that wholesaling, and assigning contracts is the most appealing to me starting off, as I do not have the cash necessary currently to buy and flip houses per se. I would like to accumulate $40-80K in reserves from assignment and expand into other areas, potentially rental properties for cash flow, rehabbing/flipping, commercial real estate down the line and other profitable ventures that may or may not be real estate oriented. My main goal for 2015 is to simply get my first deals, and earn a revenue of $15K. Ultimately, I would like to be financially free and become a multi-millionaire/billionaire, but I hope to my my first million in the next 5 years if possible.  I learned about BiggerPockets from searching topics online in regards to wholesaling. 

Any tips, advice or positive information would be greatly appreciated!
