@Maxwell Ventura can you please elaborate on what non-optimized zoning is and how to leverage it?

I am looking for a BRRR opportunity where I can renovate a SFR with an ADU/ADU opportunity. I'd like to house hack by living in the ADU and have the ability to do short term rental on the ADU when I travel. Thanks!

When raising private money from your friends, family, network, and beyond, what kinds of returns do you guarantee? Do you you guarantee a certain dividend for cash flow properties or a lump sum at the end of a FLIP or refinance? What margins/percentages do you look for to motivate others to give you money for leveraging your investing potential in real estate?

I am curious what your approach is to the numbers you consider for raising private money.

@Brian Koons I've thought about this strategy also, which would be my first deal since I have yet to officially become an REI. Do you have a specific strategy planned for finding a motivated seller that is also willing to do owner financing?

@Brian Ellwood that's a great point. I live in San Diego, and I believe the VA loan requires you to move into the residence you're purchasing, so I'm curious if anyone has had any luck with using it in the San Diego area as a starting point. I ask because the VA loan allows you to purchase a home with no down payment, which is attractive for me right now because I don't yet have the capital for a down payment otherwise.

Does anyone have any experience/advice on using the VA Loan as a starting point for real estate investing, specifically to begin BRRRRing? I live in San Diego and am looking for my entry point into real estate.
