I'm going to give you the same answer you are going to get about 10 times. It depends on the area you are in and about 1,000 other factors such as the size of the house, the level of finishes that you will use, if you're doing any work yourself, etc. My contractor has consistently given me numbers for full rehabs somewhere in the 50-70k range and that's for a fulllllll gut. I'm talking hvac, electrical, roof, plumbing, etc. Hope this helps.

Alrightttttttt here we go. First day on the job and we kicked some serious you know what. Entire inside is demo'd and half of the roof is on. It was a good first day as a flipper! I would post some pics but I'm having some trouble uploading, my computer doesn't seem to want to upload them.

do you mind posting some numbers on this deal? I'm just a few hours up the road from you and was curious what this kind of rehab cost you. I'm doing something similar where I'm planning on putting very nice finishes in a smaller house to make it stand out from the others and I am curious how it worked out for you. Amazing job by way, the house looks fantastic!

Update time! I closed on this sexy beast this morning and have my contractors starting work tomorrow morning. Besides the nightmare that is Fannie Mae, I've actually been very pleased with the process so far (knocking on wood). I've actually already profited about $1,000 because I over budgeted my closing costs and property taxes. I'll take that as a good start. Anyways I'll keep the thread updated with pictures and updates as we progress (you should be able to find a few before pictures earlier in this thread). Here we go!
