 Great point. Have some cach to invest. Do you recomend NE Austin area? Hutto, Taylor, etc?

Great red. I Started with 20% PM Fee of Gross, then changed it to 20% after expenses. In some instances this last figure makes sense, but what I am finding out is the difference is only $100-$200 than just doing LTR, which in that case, it is easier just to not deal with turns and replacing items. Time is more valuable.

STR is a good deal if owner does Turns and manages the property directly, then all that income makes it into the pot.

@Joseph Baumgart very interested to look at Durango. My kid is looking to go there for the college cycling programs. Would like to look into a duplex or 4-plex. Never been to Durango

@Rachid B. Honestly, I think location is better than "type", although I wouldn't do a condo. I think Bus routes on Game day are a winner also. What I have as data point with almost 3 years on STR, is that the unit will bring you 1.5 to 2 times what a regular monthly rental would, plus much less wear, as people that do STR come to sleep, and not "hang out" inside the house for long periods of time.

@Rachid B. Where in town is it located? Close to the University is a score of course. Mine are 20 minute walk, and both are 2/1 homes with a good patio for the guest.

@Dhaval Taylor I have some STR and have to say I have had some of my best months yet after COVID, even with increased rates
