The next meeting of the South Shore Real Estate Group's will be held on March 2, 2017 @ 7:30PM. Our topic will how to successfully buy foreclosures at online auctions in Hillsborough County and surrounding areas.

I just got a call from this company today. The lady I spoke with had a British accent and stated they are located in downtown Clearwater. She did the best that she could to get my personal information and try to schedule an appointment. I kept plugging her with questions ...all she said was that her company buys properties from the bank severely under market value and would love to tell me more in person.  "The owner is a rich man from Argentina" ...Sounds like a setup to me. I'm just pissed that I gave her my first and last name.

Hi Jerry, Thanks for replying back to my post. I'd definitely like to introduce myself and maybe we can connect. I'll be up there this weekend and staying for a few weeks to visit my parents. I plan to scope out the area while I'm back home. I'm originally from Rantoul, IL, went to SIU - Carbondale and have been living in Tampa, FL since I graduated college.  I'm very familiar with the area, but haven't spent a lot of time there since I left for college back in 2005..(just holiday visits). 

Ultimately, I would like to pick up as many rental proprieties in Rantoul as possible. (single family homes and multi family units) Simultaneously I'd like to rehab and flip single family homes up there as well. The houses seem to move a lot slower though...5-7 months to sell a house? I would like to start acquiring as many cash flowing properties as possible. I noticed that rental rates can far exceed the 2%$ rule in Rantoul as well..

*I'm curious to know if the weather has a big factor on flipping and reselling properties as the Fall/Winter seasons approach.  The snow and cold isn't an issue  here in FL.  Can rehab year round. I know a lot of guys from high school who are into construction, carpentry, landcaping, HVAC, roofing etc..

I want to start working on a direct mail campaign for the area, and see if I'll get any return on Bandit Signs. I have also been scoping the Champaign County Sheriff Auction. A few good deals have came through there recently. I also need to connect with a good Realtor in the area. Do you know a good Realtor? My GF is an Agent here in FL so that helps out a ton with MLS access.

Lastly, I do have a good amount of cash flow to work with. I have about 250K cash, and access to hard money if I need it.

Hey guys, wanting do get into the Champaign County market and do some investing there. What are the best towns for retail flips? Mahomet, St Joe, Fisher, Champaign, Tuscola, Savoy etc.

I'm also looking to pick up some rentals in the area. Anyone have luck around campus?

@Shawn Q.  @Anthony Hornbeck Hey Shawn & Anthony how's it going? My name is Josh Freeman and I live here in Tampa, FL. I'm originally from Rantoul, IL and have been living in FL for 7 years now. I began getting into the industry here in Tampa and have been considering Champaign County more and more. Rantoul, Fisher, St Joe, Mahomet, Champaign. Would you be able to give me any insight on how the market has been up there? Most interested in buy and holds in the area. I've seen some good deals go through the Champaign County Sheriff Sale recently. I sent my mom there yesterday to bid on a potential rental in Rantoul. Hope all is well!

We are looking to use our line of credit for our down payment (while obtaining financing) and keep our cash in the bank.  Do we have to transfer our money from the line of credit into our bank account to "season" as I have heard? Or can we transfer the money as needed? I have heard conflicting responses. I think of it as if I got a gift of money for a down payment from a relative. 

What's the difference between private lending and what we want to do? I have heard many podcasts where investors get money from others and it doesn't seem to be a problem.
