I'll go ahead and make some keyword alerts go off. Are those states Florida, Hawaii, Illinois, Indiana, North Dakota, Virginia, Arizona, California, and Ohio?

Honestly, I never used it either. I feel that a PM is just as easy, and if you're far enough into a relationship to be chatting with someone you'll likely have the other person's phone number or email.

I understand pretty much all of the concepts that are discussed here on bigger pockets, however, deal analysis is one that I get stuck on (not a number person like a few others here apparently). I need it broken down Barney style for me, and that was accomplished in the article. Great Job!

Is a subject to deal even worth exploring with an agent who has a property listed with an exclusive right to sell contract? I am aware that the seller is motivated. I also know who the seller is have contact info for him. Would it be better to approach the seller directly and talk about structuring a subject to deal after the exclusive right to sell contract with the agent expires?

All the should and shouldn't aside. Does anyone have FIRST HAND experience with any repercussions of moving out of an owner occupied FHA multi family property prior to the 1 year period being up? If so please explain your situation. Once again, I understand what the regulations state. I'm simply trying to get some FIRSTHAND stories out here for the community to mull over.
