If you want to hand it over to the lawyer, I went to a presentation given by www.doctorevictor.com and found them to be very knowledgeable.  The attorney said they do about 2000 a month, costs around 500 for the first one and then 150 for subsequent.

Best of luck,

Stone

After the 5 day notice I contact the processor server ?

Hi BP,

Does anyone know of a good eviction attorney in Phoenix, AZ ?

I just purchased a triplex, and all 3 tenants were on a month to month lease. I knew one tenant was having a rough time, so I tried working things out with him a few times, but he just kept avoiding me when the 5th of the month came up. So I gave him a 5 day notice and he got mad, he wasnt answering my calls. What is next from here ?  (New landlord)

Hello Dear Investors,

There is a property I am looking to buy from a gentleman. He bought it with a convetional loan a year ago, he is having some financial issues so he wants to sell it. He has a $60,000 mortgage balance on the property, the property is worth around $140,000. But he has a $75,000 lien on the property, any suggestions on what to do in a scenario like this ?

I wanted to offer him around $90,000 for the house.

Hello Wholesalers,

What has worked best for you guys this year for finding wholesale deals? Bandit signs or direct mail ?

For direct mail where do you get your list from ? What website is less saturated, with lots of wholesalers now these days, many have the same lists. But to your experience, what what place or website has worked the best for you guys ?

What type of list do you get ? Absentee owners ? Probate ?

Much help would be appreciated.
