@Bill B. Hi Bill, the reason I said do not bother posting "be honest" is because OF COURSE I know that's an option however, I am still allowed to want to hear what other people's experiences and suggestions have been who have been put in a similar situation--is that wrong or not allowed?

The reason I put it is because I've seen a lot of online bullying on this site towards other investors and I think it's disgusting and disrespectful and a BIG reason why I have stopped using this site when I saw how some others were treated on diff forums. Some investors stand on their pedestals and talk down to other people who may be less knowledgeable or have less experience. I have no problem with people who have a difference of opinion from me--in fact, I welcome it. However, I will not tolerate putting up with that kind of ignorance on MY post. 

I feel like some people on this take things so seriously ALL the time. This is supposed to be a place for investors for learning and sharing and not judging and bullying and being a**holes to other people. We are all adults here and if people do not have anything helpful to contribute to a discussion, why even reply?

@Don Gouge And I don't appreciate people who don't understand that if you do not have anything of value to add to a forum, just move on. There's literally THOUSANDS of posts on here. Must have a lot of time on your hands to go find posts to comment your snarky, unnecessary comments on. But hey, you're right, it is easier to block you.

I'm an investor in Philadelphia and I run into this issue often. What do you say when you are calling a seller and they ask, "how did you get my phone number?" I have heard people say that they just say "county records" and for most people that is a sufficient response but some people may be very persistent or challenge your answer. What if the seller lives out of state (how did you get their info from county records if they live in GA and never lived in Philadelphia area?). What if the seller happens to work for the county or is a state or federal office worker and tells you flat out that such info is not avail from county records etc? I am just curious what other clever response or options people have used when faced with this question or someone who tries to challenge the response. Also, I just don't think most people hearing that "I paid a virtual assistant or had your personal information skip traced so I can reach you" is also the best way to go but that's just my opinion. 

Also, I am aware that if the seller is truly motivated that they won't care where or how you got their info but in my personal experience, I have a lot of people ask (some people never asked and never cared to ask) even the ones I have closed deals with. 

Here is what I am NOT looking for. If you are going to post in this forum just to say "be honest and tell the truth because honesty is best, etc," please do not bother posting. Also, if you are going to reply some snarky, sarcastic or rude comment (because some people on here do not seem to know how to deliver advice without being condescending), again do not bother posting. Just trying to be honest since we come to these forums for helpful advice only. Thanks.

It's going to be a bit difficult since you are out of state. I normally advertise apartments on Zillow and CL but you still need a way to screen and interview them since you are not there in person. Unless you have a friend or relative who is willing to do it for you locally. I always like to meet with prospective tenants because I am a big believer in first impressions. I want to see how the tenant acts, dresses, and who they bring to their appointment--they are often tell-tale signs if the person will be a good tenant or not.

Are you only looking for multi-unit properties in those Philadelphia neighborhoods that you mentioned? We have a 2BR SFH in Rhawnhurst in great condition in central air for 105K with an ARV of 140K and above.

Hi @Marcell Salmond, I came across your post and saw that you invest in Rhawnhurst in Philadelphia. That's an area where I also I sell in so let me know if you looking to get any additional deals in that area. Currently, I do have a 2BR SFH for 105K in Rhawnhurst section of Philly if you are interested. The ARV is 140K and the property is in great condition with central air.

@Monica Labrada Thanks for the reply! I will have all adults file an application and do the necessary background checks and make sure there is a clause in the lease that says something mentioning occupants not having a criminal history.

@Account Closed Thank you both for your insights. I will be looking to screen all applicants who are over the age of 18 from here on out. Quick question: what if a tenant wants to move in with a spouse or a child who is 18 or older but one person (the tenant) qualifies while the other occupants (who are all over 18) do not qualify. I'm assuming they can still stay at the property but their names just won't go on the lease as "tenant" but rather "other occupants" --is this correct? Thanks in advance.

@Jeremy Brown Hi Jeremy, I read somewhere on a blog site that you can (meaning have the option)--I don't know if it's standard to raise rent with couples or additional occupants hence why I posted the question on here to find out what is standard for my area and market. But since more people in the apartment does result in more wear and tear, it seemed to make sense. I don't just mean for couples (married or unmarried) but also with children as well etc.
