Hello everyone!

I am a newbie to the real estate world.I have listened to the podcast for a while and been on the forums looking around but I feel i still need more. I am trying to reach out to anyone in the Indianapolis area that is willing to do a trade and barter with me. I have many years of experience in electrical  and want to trade that work for the chance to work closely with an investor who can help me get my first house under my belt.

this is coming from some one who is a renter. I say give them a shot if it feels right when I moved into my house with my now wife she wasn't working and was in school full time I was full time and in school part time. We didn't have 3x income(was only $250 off) and he was nice enough to prorate first months rent to help us out. We've been in the house 2 years never been late or done anything to Break lease rules and now I'm useing him for private money but it all started with him trusting us and his gut

I am a brand new investor trying to find the right SFH rental. I have heard of the 2% rule and the 50% rule I wanted to know what those two things mean and how they are used. also if anyone has any tips on how to evaluate a home. I am looking for some guide lines some people may fallow when looking for a house where the numbers will work
