From the other flex spaces I seen in my area, they tend to have ample parking... most of these business will have their own trucks in and out and delivery trucks as well so you would want to consider that when you lay out the buildings and parking lot.

 you will need to check with the city on that... depending on the type of building and usage, they can require a certain amount of parking per sf

yes just like the picture... steel building divided into smaller warehouse suites with an office and bathroom, the rest being open warehouse

New member here looking to network with local investors/developers in the flex office warehouse space in the Dallas Ft Worth metroplex.  My background has been in land investment, however we have a group that wants to diversify into this asset class.  If any of yall have experience developing this product, I'd like to talk to you.
