Hey Robert! I personally use First light Federal Credit Union In El Paso, they handle most of my commercial loans and at times some residential loans or refis. I work with Rudy Ibarra and he's fantastic.

I would try out GECU if you haven’t so already. They frequently run promotions covering closing cost, if they don’t ask when they will.

Hey Reece! Let me welcome you to the beautiful city of El Paso,TX, I hope you enjoy your time here. It really depends, from my experience military families with kids lean towards new construction areas in 79911, 79932, 79938. Schools play an important roll for them as well and new construction tends to appreciate really good in those areas and are rentable to other military. Younger and single military personnel tend to stay in the North East (79924,79925), they seem to find something more economical there and relatively short distance to Ft.Bliss. Hello Christopher, I've had some luck as well as some of my clients this year. It's all about being ready when something attractive comes or is offered. Multifamily has seen the most success of positive cashflow but I've had a few military renting out new construction homes around the 79938 zip with positive cashflow as well.

We are experiencing great appreciation due to the massive lack of inventory.  I believe 2021 will be more of the same, homes built 2013 and up have seen up to a 20% increase which is great. Of course location is the biggest factor in regards of the amount the home will appreciate but if the numbers work for you I'd say go for it. Appreciation should always be a plus and not the determining factor.

Always nice to see fellow El Pasoan's in the forums. I agree with Reyes, the market has been great! Especially for sellers, just sold this past week a rental property, looking to put that money on a few others. If you guys ever need anything I'm always happy to help and share my experiences.

Hey Matt! From my experience its very common in the North East to have conversions of the garage to add in more space in living area or convert to a bedroom. Your home is decently sized so that space would serve good for that larger living area. What I have seen is an addition of a covered car port after the conversion, most families tend to be ok with that.
