Hello all, 

Anyone have solid recommendations on contractors who work with investors? Been looking around but no luck. Any info is appreciated. Trying to build a home in an empty lot I currently own.

Hello everyone,

I have a property with a home located by the U of A. I have permits to build a second home in the back. In your opinion do you think joint venture is the way of your lacking capital?

Also, have a home about 6-7 mins from the U of A and just split the lot. Again, if I want a new build on the empty lot would a joint venture be the best option? Or try and sell the lot so I can have capital for future investments?

Looking for ways to get jump started with the best strategy in my situation.

I’m new to the game and any sharing of information/experience is greatly appreciated!

I’m new to the game as well but here are my thoughts.

Downtown locations can be great. I understand your interest. I have one property by the UofA and it’s my most profitable.

If it’s prime real estate and the location is great getting in on this deal could be worth it.

Ultimately it comes down to the cost of the property. Is it cheap enough whereby remodel will be worth it? (When you get with a contractor be careful, always look up their LLC to see if they have been sued in the past, also I was thought to add 10% to whatever total cost a contractor gives you for unforeseen expenses)

Maybe is cheap enough whereby a lot flip can be taken in consideration? By this I mean, If the previous contractor told you it’s best to knock the home to the ground and start over I would be looking at new construction costs as well as lot prices in the nearby area.

Hello all,

I have one property with building permits for a 4BR 3BA behind a current home I rent out.

Also have an empty lot I divided and I’m currently analyzing if it’s best to put up for sale or build something there.

Both location are 5mins within UofA.

I was recommended looking into Joint Ventures since I lack capital.

Anyone have any experience with it?

@Chris Bounds thanks for the insight Chris. You think talking to contractors and lenders and begin price comparisons? As I stated earlier my only problem is lack of capital at this point. I really feel like this empty lot will allow me open my opportunities to more.

Hello everyone,

New to the real estate game but very optimistic about learning more. I am currently in process of getting my real estate license, I think I finally found my passion! Working on making this a full time thing in the future in the near future.

My short experience consists of one investment property which I own with a business partner. We Air BB the property and the numbers have been great. The home is by the University of AZ which helps a ton!

Second property I currently live in but will be a future Air BB property. With this second property I have split the lot and not sure what the best move is. Thinking about selling the lot worth about 30k and having capital to work with for future projects which is what I lack. Another option is building a home on the lot and Air BB both properties in the future. This lot is about 8mins from the University and downtown and only 4 mins from the first property. Again not sure what the best move is. Would hate to miss out on long term income by selling the lot.

Anyone have good/bad experience with working with empty lots?

Glad to have finally looked into biggerpockets, excited to learn some more!
