Yes, that is correct. The location hasn't had a lot of demand which has made it challenging for him to find an end buyer. However, he has 2 people interested right now. The entry fee is 8% the existing loan carries an interest rate of 4.125%. Given these numbers and his research, he believes it may either cash flow slightly or at least break even, which has made it a bit more difficult to find an end buyer.

@Scott Trench appreciate your insight and perspective! I am going to have him also look into assumable loans - seems like a less risky avenue for investing with a lot less complications. 

@Ken M. This is amazing advice! I am going to pass this along to my son. Do you have any books or resources out there that he can dive into to help him hopefully avoids some of the common pitfalls?

@Nicholas L. He actually already locked up a subto deal and is looking for a buyer to help the family avoid foreclosure since they are in a bind. He has a few potential buyers going out to see it soon so I'm hoping someone he can find a buyer for it. 

My son's company has a SubTo deal available in Crawfordville, Florida, and they're looking to partner with an investor. This is an opportunity to help a family in need while exploring a potential investment opportunity.

The attached website provides all the details on the SubTo property and terms. My son is also open to joint venturing on this deal.

My son is working on his first SubTo real estate deal in Crawfordville, Florida, and I'm hoping to find someone in this community who can offer him some guidance and support.

He's eager to learn and navigate this process successfully, but could really benefit from the expertise of someone with experience in SubTo transactions. Any advice or assistance with Subto would be greatly appreciated.
