Hello,

Im Looking for a real estate agent in the LasCruces NM area with investment knowledge. I live in the Albuquerque area and have one investment property in El Paso, TX. My thought is to purchase a 3-4 bedroom SFR and rent the rooms to graduate students @ NMSU.

I recently have bought a house that really didn't provide cash flow, I since then converted the house into a duplex and now have a projected cash flow of $200 per unit. With that said....Im all out of cash. My question is this: for my next duplex get a bridge loan cover my 25% down payment/ finance the remaining with a DSCR and then refinance the entire deal after 3 months post closing?
