I am actually currently working on a development for boat and RV storage. I am in the beginning stages now. Meeting with contractors, meeting with the county, etc. The numbers look fantastic, especially if you dont have huge amounts of cash on stand by. Did you have any specific questions? maybe i could help.

@Jess McLaughlin I'm curious to see what came of your development,  I'm about to start my journey on developing one.

It actually never got off the ground, unfortunately. The numbers were right, but the property owner decided to go a different way. How’s your project coming along?

I am looking to connect with some lenders that base their Air BnB loans off of cash flow. Does anyone have any recommendations?

Hey Jarod! Sorry this post has not gotten a ton of traction. I have found that if you can arrange spots correctly (one on each side and two in the middle) you can fit about 60 spots/ acre. What I have found as a common occurrence while researching and making models is that you really need about 3 acres to make boat and RV profitable and worth your time (depending on the value of land in your area and how close you live to it).

Is it really tough for me to give you an accurate $/square foot for construction. Tons of variables. I would recommend calling a few construction/ fence/ light companies to get some ball parks. Keep them in a spread sheet with the company name and phone numbers. You should be able to quickly nail down what it would cost in your market.

Good luck!!

@Tiffany L. oh no! I will be out of town that day! When is the next one??

Hey Everyone! I am looking to connect with some investors that invest in vacation air BnB’s in or around Scottesville, va. Any investors that look around Charlottesville or Richmond would work as well! I am currently involved in a property that could be really cool to own.

*I am not sure of the regulations of the site in regards to promotion of properties. Feel free to message separately if you would like!*

@James Munoz

Hey James! I was in the same boat you are in a little over a year ago. After listening to some podcasts about how to “jump in” or “get started”, I found the reoccurring theme was to find a mentor. So, at the age of 25, with a fiancé, what am I supposed to do? Get a low paying job assisting an investor so I can learn from him?? Didn’t seem smart to me. So with out know what I was going to do, I got my license. We can all agree that’s a good start. After that I found a group of realtors that sells homes but also invests in real estate as well. After one year, it has been amazing. I am learning a ton, getting paid great to do it and maybe most importantly I am making a lot of connections.

I hope my story helps!

 Hey @robert Tinker. I am in the central Va area. I think I have the spot picked out, I am currently working with engineers, contractors and the county to get a better understand of the numbers it will take to make it happen.

Hey Thomas! I am from Richmond as well! I am hoping to start my own portfolio as well soon!
