You definitely need to get out of any commitments with her, but you already know that. 

Don't get too discouraged because the rental management journey is long and winding! You'll get it filled in no time with someone who appreciates the unit and can follow the rules

Majority of PM software are charging an ACH fee now, and those that aren't yet won't be far behind. It's the world we live in. Not worth the headache of switching.

Do you plan to keep the resident? If they are already on an active lease (not month to month) you may need to keep the current lease terms until it expires. That's how it is in OH at least

We invest in Columbus OH and it has similar benefits to Cleveland. You're in the right state!
