James Green I agree... these are all pending/active/sold listenings within 1/4 mile of the property... they're all within 50 sq ft... are all block.. and are all 2/1. That's what made this confusing to me! He's not super motivated, so we'll offer low and then evaluate from there- thank you!

Jeff Filali definitely just realized I didn't put that. Oops. He doesn't seem set on a number but was thinking ~110. We were hoping to offer him less... around 80. There doesn't appear to be any real repairs needed it. It's pretty much tenant ready.

Hey All - 
I need some help! My husband and I are super new investors and are looking at a potential deal and want to make sure it makes sense and what the best options are. I'm nervous that I'm not doing things correctly and figured this is the best place to turn for advice.

It's a 2/1 block SFH that's 816 square feet. Tax assessment - $68,084.
A/C and roof were both replaced in 2009.

Comps are: 
*2/1- 846 sq ft fixer upper - listed for 70K
*2/1 - 726 sq ft listed for 109K
*2/1 - 863 sq ft pending for 149,999
*2/1 - 752 sq ft sold for 119K
*2/1 - 720 sq ft sold for 149K

We have very little capital to put down, so we're trying to decide what would be the best: 
- he cannot do seller financing because he still owes 58K on the property
- wholesale the property
- keep the property as a rental (private money? bank loan?) 

Can anyone offer some advice? Am I missing information that you all need to point me in the correct direction? 

I know this will get easier, but the first deal is scary!

We have just recently begun driving for dollars and have decided to send out post cards, but I have a few questions... I assume getting them printed from a local printing company is best, but can I mail merge these? I want them to be personalized, but don't particularly want to handwrite each name on hundreds of PC... and I don't know anything about the protocol for commercial printing. I also was planning on filling in the address in the body of the PC "your house at 123 House Street," but same question applies... would a generic card without the specific address of the property be as sufficient? Thanks in advance!

excellent idea @Janet Voss... I will definitely do that! It'll be nice to just have something because I hate telling people no I don't have a card. Might as well stamp "I'm new at this and have no idea what I'm doing" across my head!

Thanks for sharing @Account Closed! I do love vistaprint. I've used them for my other business (I make wedding cakes) and have been nothing but happy with them. :)

Yeah you're right @Kelly Bochna. We should just go for it. At least just to have something even if it's superficial.

My husband and I still in the very new/research phase but are starting to go to many REIA meetings to network. At each one, we're asked for business cards and I feel silly to not have them... But we don't have a business yet. Do I just order some generic cards in order to pass out with our information on them or is that weird? What do I even put on them?? Thanks!
