Reading your first post piss me off! I would fire his axx on the spot. He is not for investors like us. You need an investment realtors.

My realtor worked just as hard to show me a $10k property. He works with investors and also owns rental properties. This is the kind of realtors you want.

Not only that realtor is not for investors like us, the way he texted you proved he is a jerk, not to mention he already got decent commission from your first deal. Just get rid of him already. 


 Would you rather work one hour for $20/hr or two hours for $10/hr? 

Didn't read your previous comments but why are you even talking about hourly rate? The realtors don't get paid by hour. 

The point is that his realtor is WRONG kind of realtors who are not for investors. The investment realtors focus on working with investors long terms with repeated business. 

Not to mention this realtor already got a decent commission from the first deal. I would fire his axx on the spot.

It's good that she is on month-to-month, asbestos is not required to be disclosed, only the possibility of lead paint.

She sounds like a trouble maker, I would let her go.

Agree with @Robert Ellis, some are way off, and some areas are too diverse to put one class one it.

@Aaron Smith, my suggestion is to work with a local investment realtor who's familiar with the local market.

Disagree with some of the opinions here, $70k is not necessarily a D, some working class areas are actually some of the best market for buy-and-hold rental, I would call them a C area., and $70k is a good start. I have duplexes in those areas and they perform great.

Dublin Ohio is definitely not that great area for buy-and-hold rental here, compared to other areas in Columbus.

My advice is to find a good local investment realtor who actually own rentals.

NO SFH, buy apartment building, and hire professional PM to manage it, economy of scale and much easier to manage.

21 Units are not considered 'LARGE" multi.

I am taking Michael Blank's online course too, he is also very active at BP. I like it so far.
