Long term new construction buy and hold. We changed fixtures and added an accent wall. It was rented before I even got a chance to put it on the market.

I rented before I could even put on the market with one social media post.

I wish I bought more in this neighborhood. This was the first of 2 that I own in this neighborhood.

Long term hold. Home includes 2 lots so potential of building other home next to it someday.

What made you interested in investing in this type of deal?

Fit buy box of A or B rated school that will appreciate over time. Growing area.

How did you find this deal and how did you negotiate it?

On MLS. Negotiated price down 10K even with a multiple offer.

How did you finance this deal?

Conventional Investment loan.

How did you add value to the deal?

Lot next door- possibly building additional home someday. Cleaned up house but didn't have to do much.

What was the outcome?

I would buy something like this again.

Lessons learned? Challenges?

The area is a little far from town and is on a big lot in the country so it targets a specific renter.

What made you interested in investing in this type of deal?

Fit investment criteria of long term buy and hold, in an A or B rated school district, that appreciates over time.

How did you find this deal and how did you negotiate it?

On MLS and I actually bid 4K more than asking price. It was in multiple offers.

How did you finance this deal?

Conventional investment loan

How did you add value to the deal?

We painted the outside, cleaned up the backyard, changed the fireplace, changed kitchen countertops and backsplash, added accent wallks.

What was the outcome?

We bought for $379,000 3 years ago and I could sell it today if we wanted for $475,000. But the plan is to hang on to these for a while.

Lessons learned? Challenges?

I would do this again many times over if I had the chance

My strategy is to add one long-term rental property per year to my portfolio. My buy box is a home 5 years or newer, A or B-rated schools in the 200K-400K range that will appreciate over time with someone paying down my debt. We added some instant value to this one, changing fixtures, adding accent walls, and altering kitchen cabinets.

How did you find this deal and how did you negotiate it?

New construction, builder preferred lender helped buy down rate, I negotiated builder to add appliances and blinds, and negotiated price.

How did you finance this deal?

Conventional investment loan

How did you add value to the deal?

Extended kitchen cabinets to ceiling to help look custom, changed all light fixtures, added cabinet hardware to cabinets, added accent walls, added swing to front porch.

What was the outcome?

Leased in 48 days to A+ tenants.

Lessons learned? Challenges?

Great house, I would do it again. It appraised for 10K more than we bought it for, its in a great area and will only appreciate over time.
