Post: BRRRR in Canada - any different than in US?

Hi everyone! 

I just finished reading @Brandon Turner's book, and am in the middle of @David Greene's BRRRR. I just bought my first real estate deal and I'm planning on using the BRRRR method. I live in Canada. Are there any other Canadian investors that use the BRRRR method? Are there any differences in Canada than what Brandon and David talk about in their books?

@Mark F. i'm glad to hear that you're positive about this! Your renovations looks great. From what I can tell the source of this water has just been neglect. The foundation is great, but there are no eavestroughs and the ground is sloped towards the house. There are also broken windows, so I imagine years of neglect has just cause water to seep in the basement with nowhere to go. Once that's all fixed, I expect the basement to be dry.

Because it's a 100 year old home with a ton of character. It's been vacant and neglected for a long time. If I can get it for the lot value it would be a great investment.

The property I'm hoping to purchase has dry rot through all of the floor joists. There is a foot of water in the basement and it's been like that for about 10 years. All the joists would need to be replaced. Has anyone done this? Is it possible? Should this turn me off from the flip?

Great points! Yes I would hope to pay land value, because it would be a total overhaul. Thanks for your advice!

I have a real estate agent in the family, and lots of family members who know about construction and rehab. I would always run the numbers by this group of people, but still, there's always that fear. I know I have to get over that, otherwise this flipping thing will never happen.

There's a property I"m looking at that has been vacant for 40+ years. The roof has at least been done periodically, but windows are broken, walls are falling down. However, it used to be a beautiful historic house, the location is great (high end street, on the water, close to parks and school). Is it possible to fix something that's been vacant for that long? Tell me your stories!
