I think it might be good to host a MEETUP with the Seattle area AGC (Association for General Contractors) and some of the investors here. Maybe another way to bridge the gap between the GC knowledge and build relationships as well.

Nonetheless, your post was spot on. I'm finishing a 4200 sqft ground up project in The Bellevue/Newcastle area.

I think if you have a trustworthy property management company and the numbers work - do it.

Growing big in business requires delegation. When I think of reputable / national real estate companies most of them do better by diversifying geographically and taking the leap. You should also be able to wirite off your trips as well. It might be good to have a tenant who is doing maintainance and oversight for a rental discount even whilst the property management company is away.

Currently constructing first SFR ground up 4200 sqft on Eastside set to go on sale in 3-4 weeks.

Will consider commercial in 2-4 years. 

In the meantime, I have been perusing the retail market and learning about cash flows from the owner perspective. I have been looking at the commercial MLS as well as costar and loopnet.

Also I'm a member of an organization called BOMA - Buildings Owner Management Association.

They have several building owners and have a very active community. I'm a keen believer of being the average of the people you associate with and from a REI perspective, BOMA is great if you want to meet some folks that own everything from strip malls to down high rises!

We have similar backgrounds leading us to REI in terms of construction and commercial real estate.

Out of curiosity - are you looking more for strip mall type properties or mid rise properties?

Many people in real estate and construction will tell you that over the last 10 years - the two industries have been overlapping particularly in professional corporate real estate project management... So I would say if you have experience in construction AND leasing.... You're off to a GREAT start. 

One of the biggest downfalls with real estate is quite frankly underestimating the need or costs of construction and as you know cause some REI deals to implode... I think you have a valuable combination of experience.

@Julie Marquez I started reading the tax book by the Keystone CPA husband and wife firm! So far so good - thank you Julie.

@Jonathan Clark: We are in the same "predicament" with already higher incomes and then adding on REI creates the illusion some years as a very very high income. So we researched and went to meet with this CPA in Redmond who focuses on business and REI. If you pay for a consult, the guy will literally for an hour -- create some valuable strategies. One on which for us was the creation of a "pension" to offset some of the long term and short term capital gains. Also depending on your business structure- you can make purchases that are essential for your business such as equipment. Also he's pretty honest when it comes to just consulting versus hardselling the need for him to file your taxes -- which is a key distinction to hone in on.

So I think you said bonus points for someone local--- here you are :)

I'm a small shop builder. Current project is ground up new construction 4200 sqft asset going on sell in about 6 weeks.

Within 90 days, Next up would like to purchase a buy and hold from a wholesaler. I've been struggling however to find very active wholesalers with inventory. 

Also searching for a multi family property for long term rental / hold.

I live - dream - sleep REI.

Hi Jonathan, I'm new to BiggerPockets but have done a few deals on the side; but professionally have worked in Real Estate about 11 years doing commercial construction project management for high rised building. Likewise looking to meet others in the Seattle market. Ideally I think a coffee group or something would be fun.
