@james wise so them paying the fee to Zillow is something they are choosing to do and I am not liable for the coat to them? Should I reword my post to specify they are paying Zillow for the credit check and background check not me? Also should this be considered a two step process one being the application and then continuing on to the next step of the screening of submitting a credit check and background report? Sorry my husband and a crazy idea to be a Landlord and I am dealing with all the small details this is my first time.

The fee they have paid was through Zillow and the third party site they use to generate a credit report and background check through their application process. Now to me I feel like this is the applicatan taking a risk on their end. However my discription of the rental property does not mention anything about a non refundable fee for the application process

So we are in the process of finding a tenant I have one in mind and told her all I needed to do was verify her income. Someone else has reached out that may have a better potential is it ok to scream that person as well? Or am I already committed to the first applicant. Nothing has been signed just verbally through text and email.
