The wall removal is at the top of my list right now. The wall is only about 4-5 feet across it separates the kitchen and the living room. I would like to remove it, but i don't know if it is load bearing or not. If it is I need someone who can help instal a beam across the top, or can help me come up with an aesthetically pleasing solution. The plaster work would be on the walls around the staircase it's covered in old wall paper. I would remove it myself but it appears to be over horse hair plaster, some of which needs to be repaired. I am afraid I will cause more harm then good if I do it myself. For floors I just want to connect the living room to the kitchen but i would like that wall removed first. The whole first floor has wood flooring except the kitchen. I just would like to carry the wood throughout. I also have wood under carpet on the stairs, and the upstairs hallway. I would like to restore the original wood. I should be all set for HVAC, electric, and lock smith.

This will be my personal residence. We have an allotted budget for cosmetic work. Nothing here is more than tune ups and cosmetics. The only major work involved would be the wall removal and maybe the plaster, but plaster can wait. It may sound like a lot, but everyone I have called and spoken with has said this project is too small for them to do. I would love an to get some estimates but I can't seem to find someone interested in a smaller job right now. Above all I am looking for a general contractor for the wall removal.

Hello Everyone,

I will be purchasing a home in Waltham, MA, and hope to be closing mid February. I am seeking recommendations for assistance with the following items: 

1.) Flooring 

2.) HVAC 

3.) Lock Smith 

4.) General Contractor (we are looking to remove a half wall) 

5.) Plaster 

6.) Electric 

If there is a company or someone in particular that can do one or more of the items listed I would greatly appreciate their information.

Hey Everybody, 

I am seeking a recommendation for someone who is skilled in plaster repair in the general area (Waltham, MA). The house I am in the process of purchasing is from 1897, and the plaster in the hall is in need of a skilled hand. I was hoping someone here would have a recommendation for somebody who is both skilled and fair in their prices.

I am looking to purchase my first potential home for personal residence. It just happens to be a short sale. I have been told these can get messy, and with out a lawyer representing me I am at the mercy of the bank and their lawyers. I understand there is no such thing as a sure thing, but I don't want to approach this process under prepared. As a buyer do you think it is worth the money to hire representation, or am I just waisting valuable cash?

Thank you all for the helpful tips and encouragement. @Shaun Reilly I will be sure to check out more of the local REI clubs meeting in my area. I have been to the Chelmsford club and it was such a great experience. I will definitely will be returning. The Black Diamond group sounds very interesting and I will have to get to one of their meetings sometime.

Hello my name is Jessie, short for Jessica. I am currently a hair stylist, living in Waltham MA, and looking to get started in real estate investing. Even though I am new to BP I can already tell this a just what I have been looking for. Everyone posting seems to share the excitement, drive, and passion for real estate investing that I have. Now I can give my poor clients a break and chat with all you fine folks instead. I have already started looking for buy and hold properties and hope, after gaining a bit more insight, to do some flipping down the road. I hope to one day make enough cash flow to step out from behind the chair and start focusing on beautifying homes instead of clients.
