Thank you so much Patrick! I bought it off market from a wholesaler. This is definitely a lesson learned to always do your due diligence, but I was not aware of the POS nor did I sign anything assuming it. I didn't even know what a POS was before this purchase. All of my investments were in AZ prior to this.

Has anyone ever dealt with POS violations in Oakwood Village? I purchased a home unknowingly with an open Point of Sale that was not remedied or disclosed at the sale. I spent $60k on renovations and when I was about to put it on the market, I found out there were about $30k of violations I needed to take care of. Does anyone know the protocols if I were to keep the property and rent it out? Would all of these still have to be remedied?

I have a great opportunity for a fix and flip in Tampa but I’ve never bought out there and a little worried about the sellers market with the devastation right now. Florida investors how’s it looking?!

Help! I have my mom on our LLC because of her great credit. We fix and flip and now looking to do a cash out refi on a rental we have. She has the better credit, so lender wants to use just her. Will this affect her survivors benefits social security income?

I’m assuming most of you are going to say BP for deal analysis calculator, but curious what you are using to easily find comps for ARVs, etc.

Help! Our CPA suggested we form our LLC in Arizona because thats where our rentals are but a business lawyer thought it was weird that he didn't suggest forming it in Las Vegas, NV (where we live) because it Should be better for tax purposes. Do we need to find a new CPA?

We own 2 properties in AZ. Using them for mid term rentals. We don't have an LLC yet. Looking to purchase more homes in AZ.
