Hey Dylan! Yes there is a moratorium on STR's in the city right now. As Troy said a mid-term rental is a good option, these provide higher cash flow than a long term rental and less work than a short term rental. If you are really focused on going the STR route, there are surrounding areas to Chattanooga that do allow them still.

Hey Dustin,

I think Chattanooga is an interesting market because it really has opportunities for all types of investors and is relatively balanced between appreciation and cash flow potential. Cleveland has also been a really interesting area to me recently, I did a flip out there right before interest rates started rising and things went a little crazy. Depending on the type of investment you are looking for Cleveland is a great choice with a little less competition than the Chattanooga market.

Getting started can be hard. I know that there are some lenders out here who are willing to work with unconventional buyers. Typically the interest rates are higher but they will qualify you based off of the property itself. Also hard money lenders would work but you would have to be specific with your property search to make sure you can get your money back out quickly.
