If I were you, I'd find a great paying job asap, and a living situation that allowed you to trade work for free rent or just low cost rent in general. Save as much as you can. Don't waste money. Eventually find a distressed property, live in it, fix it up, house hack. I'm just getting into real estate investing myself. I've been thinking about it for years. Now, I'm 29, and pregnant with my third child! So much more difficult educating yourself and attempting to find your first property when you have a family! I wished I started much earlier. The world is your oyster ;) 

Before signing contract to work with buyer agent, anything special I should look for or discuss with him? Any requirements or preferences that are helpful to consider? Mostly looking for buy and hold properties in the Northern VA area. Thank you!

Hi everyone!

We own a single family house in Northern Virginia. We rent out our basement (legally) and after saving up cash, we've opened an LLC, gotten prequalified (we can put up to 20 or 25% down on a house up to $500,000. We'd like to invest in the Northern Virginia area. Probably start small. I'm just having a very hard time finding a property where we'd generate any overhead. Is investing in NOVA buy and hold a bad idea? I don't want to just break even :( Any advice appreciated!
