Yes, I think normally we could rent our space for $1300 but we charge $1600. However, based on the demand for our unit (and the fact that nurses are basically telling us that our prices are really low) we may raise the price. Most units near us charge up to $1800-2200, and ours is 100% brand new with a washer and dryer in-unit. Regarding utilities expenses, I've tracked that and it doesn't raise them THAT MUCH. We share the same size trash/recycling. The water went up by maybe 15%. PGE went up by ~25% in the winter/fall, not much in the summer/spring.

Nurses like privacy (private entrance), quiet, utilities included (inc internet) and blackout curtains because most of them work the night shift. Check out the furnish finder Facebook group, they should have more info there on what they are looking for!

@Heather Wilkerson I always advise them against commuting to the city because it's too far in my opinion. I used to work as a Dietitian at UCSF and the commute took me over an hour (even though we are on the border of albany/el cerrito). I have a lot of nurses working in SF ask to rent the space though. The ones we end up housing are working in Oakland (alta bates and children's hospital). But the majority of inquiries are coming from SF nurses.

Have you tried looking at Rentometer? 

We rent out our new 450 sq foot studio for $1600 and have had interest in our 2 bed/1 ba house in the Richmond annex for $2850. I think it depends on the condition and # of bedrooms. But I'm assuming that you can get more in point Richmond.

We rent our ADU to traveling nurses and it's been GREAT! We are in the bay area on the outskirts (in Richmond) and our place is in high demand. Can't speak for other areas but we are able to command more than market rent for a basement studio with all utilities included. I'd imagine you are able to charge 40% more than market, especially since utilities are included and the place is fully furnished. PM me if you have any additional questions. We posted our place in the Facebook groups listed above and also on the furnish finder website. Even though it is occupied until April, we get emails about it on a weekly basis.

I have the exact same question! Nothing I'm finding gives a clear answer to this. I went to a local section 8 county landlord meeting and they weren't really able to answer this question either. Just sent a follow-up email to the county landlord liaison and will let you know what they say.

@Account Closed For contra costa the 3bed is also around $3100. They will always give you the MAX of the fair market rate, right? ALso if you buy MF, how do you get folks already there to pay market rent. I'm worried about the people who are there paying 1/3 of market prices, etc.
