Looking for a contact name/number for someone at this company. I have a property across the street from where they just bought some land, and I'm interested in finding out how they're going to develop the land. Will definitely have an impact on how I can market my property! Thanks for any help! :)

Hey guys, 

I got an email from a wholesaler about a property I'm interested in in Birmingham, AL and don't know where to start on due diligence. 

It's a duplex, first side rented out and says they always pay on time in cash. Second side not rented, but the tenant on the first side is looking to rent both. It's in a C neighborhood, and says they need a new roof. I'm looking to buy and hold. 

I would be able to buy it outright, so I wouldn't need to worry about a mortgage.. just taxes and insurance. 

How do I verify the rent history with the current tenant? How do I get a copy of the lease they're currently under so I can see the terms? I can call a roofer to give me a quote, but beyond that, do I need to wait until it's under contract to get an inspection? How do I make sure the title is clear? Is there anything else I'm not thinking of?

Right now, the only thing I know to do is drive by it and call a roofer for a quote. Any and all help is appreciated! Thanks!

Hey guys, can anyone recommend an accountant in Birmingham, AL that is familiar with real estate? I'm looking to 1031 some property and I've never done it before.. just need some guidance! Thanks!

Hey guys, I have been on here for a little while now, but I've just been reading a bunch and checking things out before jumping into the conversation. I have known for a while that I wanted to be in real estate, but I don't know anyone in my life that is involved with it, so I got my real estate license because I didn't know what else to do! Doing that, and stumbling across Bigger Pockets, has been an AMAZING education, and I can't say enough about the BP podcasts and community here.

I have one SFH rental in Huntsville, AL, and I'm looking to sell it in the next couple months and use the equity to branch off into two or more BRRRR-type properties in A/B neighborhoods here in Bham. I've thought about selling the SFH turnkey because the renter has been excellent for the entire two years he's been there, but we will see if that works out or not.

I have gotten involved in a couple REIA groups here in Bham and met some wholesalers and other investors, which has been great, and I'm looking to meet some more wholesalers, lenders, or other investors that have done BRRRR-type projects.

I am also trying to form an LLC to house my transition to BRRRR projects under, so I'm not sure if I need to talk to a lawyer about that or if I can figure it out myself. And finally, I'm looking to talk to an accountant in the area about 1031-ing my property when it sells.

I have worked with them personally, and they currently manage about 24-25 of the multifamily properties in Birmingham, AL. Hope this helps!
