Quote from @Christine James:

Hi @Jessica Carcamo _ I would suggest a buy and hold rental property. I live in Texas (DFW area) and there are still opportunities to buy cash flowing &/or appreciating properties in this market. I don't think 55k is a small amount and with proper due diligence and searching, you can put that money to good use and see it grow over time. As you may know, buy and hold rental properties strategy is a long term play. Some investors don't like it and want to be able to get their returns in a much shorter timeframe hence flip and fix is more attractive to them. I have seen good returns in both cash flow and appreciation in this market. Don't give up and don't get discouraged. Feel free to DM me if you decide you want to explore this DFW for potential rental investment. I mostly deal with SFR but I have other contacts here incase its out of my area I can refer you too as well.

Best, Christine

Hello, @Christine James I am still learning the real estate industry and if 55K is enough to land my first property my goal is to connect with other investors and partner up seems the easiest in real estate.

Thank you so much for your valuable insights and encouragement! It's reassuring to hear that there are still opportunities for cash flowing and appreciating properties in the DFW area. Your perspective on the buy and hold rental property strategy as a long-term play resonates with me, and I appreciate your reminder not to get discouraged.

I'll definitely keep your offer in mind as I continue to explore potential rental investments in the DFW area. Having contacts like you who are knowledgeable about the market and willing to offer guidance is incredibly valuable, and I'm grateful for the opportunity to connect.

Thanks again!

Hello, @Jake Andronico

Thank you for the warm welcome and insightful advice. Building relationships with experienced individuals in the real estate community and offering value in return is a fantastic strategy for learning and growing in this field. There's so much wisdom to be gained from those who have walked the path before us.

I appreciate the encouragement to absorb as much free knowledge as possible and to explore different strategies until finding the one that aligns best with my goals and preferences. Starting with a property that can serve as both a house hack and a rental sounds like an excellent entry point into the game—I'll definitely keep that in mind as I embark on this journey.

Thanks again for the guidance and support! Looking forward to learning and growing with the BP community.

Hey Jessica, I agree with everyone here, I'd say for beginners in real estate, rental properties are a good fit! They offer steady income and less upfront risk compared to fix-and-flips. Plus, you can build a network of trusted local contractors for maintenance and repairs down the line.

Hello @Simon Ashbaugh

Thanks for highlighting the benefits of rental properties and valuable advice! what is holding me back is knowing the market and how to underwrite a deal... is 55k enough investment to get into a multifamily property?

my goal is Building a network of trusted local contractors for maintenance and repairs is indeed key to successfully managing rental properties. It helps ensure that any issues are addressed promptly and efficiently, allowing you to maintain the value of your investment and keep your tenants happy.

Hello Jean,

unfortunately, I don't know much about the real estate industry but what I do know is your Absolutely right, house hacking is an excellent strategy forgetting to start in real estate investing! It's a smart way to leverage your living expenses to build wealth and gain valuable experience in property management. By purchasing a multi-family property and renting out the additional units, you can significantly reduce or even eliminate your housing costs while simultaneously generating rental income. @Jean-Marc L.

Thank you for the great insights!

@Jessica Carcamo I would suggest starting with one strategy first and go hard until you succeed, trying all those at once with no experience can be overwhelming.

 Thank you!

@Jessica Carcamo I would recommend going to meetups and meeting investors and others doing what you want to do and offer to bring in some capital and find the deal and partner with a seasoned investor on your first few.  Unfortunately in SD $55K won't get you into a flip, you'll need at min 20% down for a hard money loan and then reserves as well.

A lot of CA investors go out of state to start because it's more cost effective and lower price points, look into markets like Detroit, Kansas City, St. Louis, Cleveland where your money will go further than in SD.

If I were just starting out again I would take the money you have to buy some niche data and wholesale some deals get another $50K and then you will be in a better position to find something here to flip.

Hello Steve,

thank you for the great insights!

I am keen on pursuing opportunities to fix and flip properties, leveraging skills and resources to maximize returns on investment. I believe that this strategy not only offers lucrative short-term gains but also provides valuable experience in the real estate market.

Additionally, I am enthusiastic about acquiring rental properties as part of a portfolio. Owning rental properties presents an excellent opportunity to build passive income streams and create long-term wealth through property appreciation and equity growth.

Furthermore, to explore various avenues for investing in the real estate industry, including partnering with other investors. I am open to Collaborating with like-minded individuals which allows us to pool resources, share expertise, and pursue larger-scale projects.

Quote from @Michael Smythe:

@Jessica Carcamo doing fix & flips remotely is VERY difficult to do!

Have seen many investors ripped off by agents and contractors that screw OOS investors because they know they won't be watched closely.

If you pursue, you'll need a GREAT & TRANSPARENT team.

Thank you for the Insights!

I fully agree with this. Remote renovations is very difficult to execute. It normally comes down to

- improper sales comparables analysis

- bad contractors
