First time investor! I have an offer in for this duplex, and the seller countered. I have a slight concern about the rental income - the bottom unit is great and has a long term tenant we met. The top unit is vacant and needs some work. It was recently rented at $800/month, but it is TINY (400 sq ft). I'm nervous it won't rent for much money. 

Location is between New York and Philly and the I-95 corridor. Is a cash flow of $200 a month worth it?
