I want to learn how to raise private capital with partnerships and JVs. I'd love to hear how how others on BP got started with raising  private capital from investors, not just family and friends.

Michael Cohen my apologies for the confusion. I only wanted to know if it was possible to do a rate/term refinance. The lender I am using told me it was fine to use a loan as part of my down payment. I specifically asked, but I will confirm why they allow it.

Michael Cohen I should have clarified, I meant in 6-12 months. I learned about cash out refinancing where you need to increase the property value due to the 70-90% LTV. Is that the case if I don't need to do a cash out refinance?

Hello BP, I am still figuring out financing for a 4-unit turnkey property I have under contract (for buy and hold). I wrote in a previous post that my lender increased the down payment required for purchase and I don't have it. I was approved for a personal loan to make up the difference. Is it possible to purchase the property through a conventional mortgage, personal loan, and my own money and then immediately refinance so I can pay back the personal loan?

Thanks for the suggestion. Unfortunately, none of my friends or family have that kind of capital. But I will look into a PML.
